The ‘useable’ internal floor area of a building, it is measured to the internal face of external walls, by excluding ‘nonuseable’ but ancillary/essential areas for example stairwells and permanent essential access routes. It doesn’t include areas such as the WCs or space occupied by solid dividing walls. NIA is the standard figured quoted for office space. It is most commonly used in the office and retail sectors.
