It is a lease of the land only. A Ground lease is granted for a relatively long period of time to a tenant ready to construct a building on the said leased land. A ground lease separates ownership of the land from ownership of the buildings and improvements constructed on the land. This is usually a long lease that varies in length, from 30 to 999 years, and it is granted at a ground rent but it is subject to an initial premium payment.
